Shraddha Kapoor and her father Shakti Kapoor have leased a 1,050 sq ft residential apartment in Mumbai’s Mahalaxmi area to Akshat Khetan for a monthly rent of Rs 2.5 lakhs — a deal that’s now drawing attention not just for the figure, but for the family’s expanding real estate presence in one of the city’s most sought-after zones. The lease agreement, registered on June 26, 2026, is for a three-year term, beginning July 1, 2026, and ending June 30, 2029. The property is located on the third floor of Piramal Mahalaxmi South Tower, situated at the intersection of G B Sakpal Marg and San Guruji Marg in Mahalaxmi East. According to the registered leave and licence agreement accessed by CRE Matrix, the rent will rise by 5% annually: from Rs 2.5 lakhs in the first year to Rs 2.625 lakhs in the second, and approximately Rs 2.756 lakhs in the final year. Over the full duration, the total rental payment is estimated at around Rs 94.58 lakhs. A refundable security deposit of Rs 7.5 lakhs, interest-free. Was also paid upfront. The agreement includes a 12-month lock-in period, meaning either party must face contractual penalties if they attempt to terminate the lease early. This transaction follows closely on the heels of another significant move by the duo: in January 2025, they jointly purchased a separate apartment in the same tower, measuring 1,042.73 sq ft, for Rs 6.24 crores. That purchase was registered on January 13, 2025. The latest lease adds to their growing footprint in Piramal Mahalaxmi South Tower, suggesting a deliberate strategy beyond acting careers. While Shraddha’s current film projects remain unannounced, this level of property activity, two transactions in under 18 months, one purchase and one long-term lease. Points to a shift in how some actors are managing assets. It’s not just about roles anymore. It’s about location, value, and control. And with the lease set to run until mid-2029, the next chapter in this quiet consolidation is already underway.
