Two apartments, one floor, Rs 67.30 crore. That's the number on record for Pramila Roshan, better known as Pinky Roshan, who has just closed a luxury real estate deal in Versova's Seven Bungalows pocket, per data from Brickbharat reported by Bollywood Hungama.

Both units sit on the 24th floor of Lotus Celestia, a residential tower in one of west Mumbai's more established addresses. Combined, they run to roughly 12,860 sq ft of usable area, which puts the average rate at around Rs 52,330 per sq ft. Eight car parking spots come bundled into the deal, which for a property this size isn't unusual but is still worth noting given how tight parking allotments have gotten in newer Mumbai towers.

Pinky Roshan isn't new to the industry's orbit even if she's stayed off screen. She's married to Rakesh Roshan, the filmmaker and composer, and is mother to Hrithik and Sunaina Roshan. The Roshans have never been shy about Mumbai property, and this transaction slots into a pattern rather than breaking one.

What makes the timing interesting is what her son was doing on the property front just weeks earlier. Hrithik Roshan leased out 2,727 sq ft of office space to QuantumX Global for Rs 4.84 crore, a deal Bollywood Hungama reported separately. Put the two together and you've got a family moving paper on both sides of Mumbai's commercial and residential markets inside the same stretch, one leasing out space, the other buying into it.

None of this is unusual for star families with the kind of liquidity Bollywood's A-listers carry. Versova and Seven Bungalows have long pulled in industry money, developers there have built entire towers around the assumption that film and cricket wealth will keep showing up. Lotus Celestia, at 24 floors up, fits that brief. Premium finish, sea-facing sightlines in parts, and enough floor space that eight parking bays don't feel excessive.

What's not clear from the available filings is whether the apartments are meant as a residence, an investment, or something to be handed down. Star families in Mumbai routinely sit on multiple properties without occupying most of them, treating real estate the way others treat mutual funds. Nothing here confirms which of those this is.

Hrithik, meanwhile, keeps his professional calendar full, with more than one high-profile project reportedly in the pipeline. Whether any of that overlaps with a Versova address remains to be seen. For now, the number that matters is the one on the registration document. Rs 67.30 crore, two flats, one family adding another entry to Mumbai's growing ledger of celebrity-linked property deals.
