Rakesh Roshan is renting out office space again, and this time the tenant is a media company you've probably never heard of.

According to property registration documents accessed by CRE Matrix, the veteran filmmaker has leased two commercial units at Commerce Centre, off New Link Road in Oshiwara, Andheri West, to Beingu Studios Private Limited. The units together add up to 5,574 sq ft, and the deal throws in two car parking spots for good measure.

The numbers are specific. Beingu Studios will pay Rs 7.30 lakh a month in year one. That climbs to Rs 7.66 lakh in year two and Rs 8.04 lakh by year three, a 5% bump written into the agreement each year. Add it up over the full three-year term and Roshan is looking at roughly Rs 2.76 crore. The security deposit on the table is Rs 10.95 lakh. The leave and license agreement itself was registered on September 9, 2026.

Who's renting the space? Beingu Studios calls itself a content company on its own website, with fingers in cinema, television, live concerts and digital platforms. Not a household name yet, but clearly in the business of making things.

This isn't Roshan's only real estate move this year, not by a distance. A few months back, he and wife Pramila Roshan leased out their apartment in Mumbai's Juhu-Vile Parle Development Scheme, also for three years. That residential deal, per the same CRE Matrix documents, could bring in close to Rs 1.89 crore across its full term.

Go back further and there's more. In January 2026, Roshan sold a 1.09-hectare land parcel in Pune district for Rs 15 crore, again per registered documents. Between the Pune land sale, the Juhu apartment lease and now this Andheri office deal, the Roshan family's property ledger has been busy through 2026.

None of this is unusual for a filmmaking family with decades of Mumbai real estate behind it. Commercial leasing in Andheri West, particularly around Oshiwara, has stayed brisk as production houses and content companies keep hunting for office space close to the studios and edit suites clustered in the area.

What remains unclear from the registered documents is whether Beingu Studios plans to actually operate out of the Commerce Centre units full-time or use them for a specific production cycle. The agreement runs three years from registration, which puts the lease term stretching into September 2029.
