Saif Ali Khan has leased two commercial office units in Andheri East for a combined monthly rent of ₹22.76 lakhs — a move that shows his growing footprint in Mumbai’s real estate market beyond the silver screen. The lease, registered on September 29, 2026, is a five-year agreement between Saif Ali Khan, acting through his constituted attorney, and Durva Fintech Private Limited, represented by its director Vikaas Mohan Sachdeva. The deal spans from May 10, 2026, to May 9, 2031, with an annual rent increase of 5% and a 36-month lock-in period. The spaces, located on a higher floor of the A-Wing at Kanakia Wall Street along Andheri-Kurla Road in Chakala, cover a total RERA carpet area of 5,692 square feet. At nearly ₹400 per square foot per month, the rental rate reflects premium positioning in one of Mumbai’s key business corridors. The transaction includes dedicated parking for six vehicles, a detail that signals serious commercial intent. As part of the arrangement, Durva Fintech paid an interest-free security deposit of ₹2.36 crores, equivalent to roughly 10.4 months of the initial rent. Over the full 60-month term, the cumulative rental income is estimated to exceed ₹14 crores. This isn’t a new venture for Saif. He acquired these very units in November 2025 for over ₹30 crores, marking a strategic investment in commercial property. His history of leasing out real estate extends back to his former residence at Fortune Heights in Bandra. A 1,500-square-foot apartment he once shared with wife Kareena Kapoor Khan. That unit was rented out to a media production company for ₹3.5 lakhs per month under a multi-year agreement. Now, with this latest lease, he’s expanding into high-end office space. On the film front, Saif is currently linked to Pulkit’s crime drama Kartavya, produced by Red Chillies Entertainment, and Priyadarshan’s action thriller Haiwaan, where he reunites with Akshay Kumar. While his screen projects remain active, the scale of this real estate deal suggests a parallel focus: building long-term financial stability through assets. The numbers don’t lie, this is more than a lease. It’s a calculated play in a market where location, timing, and structure matter as much as script or star power.
