Ronit Roy Leases Rs 1.39 Crore Office Space In Andheri West

Ronit Roy has signed a five-year lease for a 950 square foot office in Andheri West, locking in a total rental outlay of Rs 1.39 crore over the tenure of the deal, according to a Business Standard report citing registration documents accessed by CRE Matrix.

The space sits on the fourth floor of Vastu Prestige, right by City Mall, one of the busier commercial stretches on that side of the suburb. The agreement, registered on June 12 this year, kicked in from July 10 and runs until July 9, 2031, a straight 60-month arrangement.

The tenant is Kerawi Care (OPC) Private Limited, represented by its director, Vandana Verma. Roy is the licensor here, the company the licensee, and the rent works out to Rs 2.1 lakh a month with a security deposit of Rs 6.5 lakh. Add it up over five years and you get Rs 1,39,24,584, the figure Business Standard's documents put on the deal. There's a 5% rent escalation built in every year, and both sides are locked into the agreement for three years before either can walk away.

The fine print also sorts out who pays for what. Roy covers property tax, maintenance and non-occupancy charges as landlord. The tenant handles electricity, metered to actual use. One thing missing from the agreement: no dedicated car parking spot comes attached to the office, at least on paper.

This isn't Roy's only play in Mumbai property. Hindustan Times, citing documents pulled by IndexTap.com, reported that the actor bought a 4,258 square foot apartment in Lodha's Versova project back in 2024 for Rs 18.94 crore, with four car parks included. And a September report in Economic Times noted that Roy's family has been settled in Versova for years, buying up adjoining flats over time to expand the home.

Roy's name is still tied, for a huge chunk of the audience, to two soap roles that ran for years: Mihir Virani on Kyunki Saas Bhi Kabhi Bahu Thi and Rishabh Bajaj on Kasautii Zindagii Kay. But acting isn't his only business. He runs Ace Security and Protection, a firm that has reportedly handled security for Amitabh Bachchan, Shah Rukh Khan, Salman Khan and Aamir Khan over the years. The agency was also brought in to protect Saif Ali Khan in the aftermath of the attack on him.

Between the Versova apartment, the expanded family home and now a commercial lease in Andheri West, Roy's property paper trail in Mumbai keeps growing. And if the registration documents are any indication, so does the rent roll.
